Grand Victorian is a 75 unit residential condominium and retail space development overlooking the Atlantic Ocean in Old Orchard Beach. The complex consists of 25,700 square feet of retail space on the first floor, 75 condominium units on the upper four floors, a drop-off area, a parking lot, an indoor swimming pool, and a public outdoor plaza.

Mitchell & Associates partnered with CWS Architects of Portland, Maine. M&A's services included full site design, Site Plan and Subdivision applications to the Town of Old Orchard Beach, NRPA Sand Dune Permit application to the Maine Department of Environmental Protection, preparation of construction documents, and construction observation and administration services.
