Castonguay Square
Waterville, Maine

Castonguay Square located in the heart of downtown Waterville, is one of the city’s oldest public gathering spaces. Now, with significant new investment and transformative change in downtown Waterville, Mitchell & Associates is collaborating with Beyer Blinder Belle Architects and the non-profit Waterville Creates! On a public redesign process for the Square. Funded by a grant from the National Endowment for the Arts with additional support from the City of Waterville and Colby College, the design project incorporates diverse voices and perspectives in reimagining this important civic space. 

Liberty Village Master Plan

South Portland, Maine

Mitchell & Associates was retained to transform a 23 acre industrial site into a unique mixed-use community located on a prime oceanfront property in South Portland, Maine.

 

Liberty Village Master Plan consists of a 104 slip marina, a 168 room luxury hotel, three eight story condominium buildings, townhouse condominiums, two story retail uses, underground and surface parking lots, and a public pathway through the site that connects to the cities pedestrian trail and park system. 

 

Morrison Center Master Plan

Wells, Maine

Mitchell & Associates assisted PDT Architects in developing a campus master plan for the Morrison Center in Wells, Maine. The campus expansion includes a 28,000 SF K-12 school, rehab facility, and day care center. In addition to the main care facility, two duplex cottage units were sited, which will house for up to 8 full time patients.

The master plan also entailed a handicap accessible trail system, providing unique play opportunities tailored for patient rehabilitation and outdoor interactions.

The Kings Garden at Fort Ticonderoga

Fort Ticonderoga, New York

In collaboration with Past Designs, the team developed a Master Plan for the historic gardens associated with Fort Ticonderoga. The assessment dated back to the garden’s beginning, and provided site design for public access, parking, walking paths and trails. 

 

The project entailed a preservation plan that addressed the various elements associated with the development periods in the fort’s history and provided the public with access and an interpretive program for a self-guided tour. The challenges included preserving and restoring past elements and integrating present day demands for parking

 

Spring Point Shoreway Master Plan

South Portland, Maine

This mile long section of city and state waterfront was transformed into a greenbelt park encompassing Willard Beach, a historic cemetery, the campus of Southern Maine Community College, Fort Preble, Spring Point Lighthouse and Spring Point Marina.

 

This six-year construction project turned an under-utilized area into one of the most popular parks in the Greater Portland area, with attendance increasing from 30,000 to over 130,000 visitors annually.

 

Wainwright Athletic Complex

South Portand, Maine

Mitchell & Associates worked with the City of South Portland  to prepare an Athletic and Recreation Master Plan for Wainwright Athletic Complex. The site is a 140 acre former sod farm off Highland Avenue in South Portland.

 

The athletic complex includes the development of baseball fields, softball fields, field hockey fields, soccer fields, lacrosse fields, multi-purpose fields, a new recreation building, and a 214 space parking lot.

Fort Williams Park Master Plan

Cape Elizabeth, Maine

Fort Williams Park, 90 acres of rugged beauty on Casco Bay, is owned, operated and maintained by the town of Cape Elizabeth. In 2011, Mitchell & Associates updated the Fort Williams Park Master Plan to respond to changing community needs. The master plan serves to guide the town in decision making and to identify new issues and concerns, as well as future needs and improvements to the park.

 

Maine Mall Master Plan

South Portland, Maine

Mitchell & Associates, in collaboration with Gamble Design, and J&M Associates prepared a phase one site improvements report for the Maine Mall. The extensive report included an evaluation of existing landscape improvements, a review of pedestrian and vehicular circulation, as well as a survey of wayfinding clarity and site illumination.

Subsequent to the report, M&A prepared several detailed plans for the main entrances to the mall, food court drop-off area and the bus stop area. Among the improvements detailed were handscaping, site amenities and landscape improvements.
